Hydrostatic Pressure

If we had to identify the number one cause of basement water problems in Northern Indiana, it would be hydrostatic pressure. When the soil around your home becomes saturated after heavy rain or spring snowmelt, groundwater builds up around the foundation. As that water accumulates, it creates pressure against the basement walls and floor. Eventually, it begins looking for the easiest path inside.

Many homeowners expect water to come through a large crack in the wall, but that’s rarely what we find. More often, water enters through the cove joint where the wall meets the floor, small floor cracks, pipe penetrations, or even directly through porous concrete. Hydrostatic pressure is something we encounter on nearly every waterproofing inspection because it’s simply part of owning a home with a basement in Northern Indiana.

Poor Surface Drainage

One of the first things we evaluate during an inspection is how water moves across the property. It’s surprisingly common to find that a wet basement starts with poor drainage outside the home. If the yard slopes toward the foundation instead of away from it, rainwater naturally collects next to the basement walls where it has more time to soak into the surrounding soil.

We’ve also seen landscaping changes, patios, flower beds, and decorative edging unintentionally redirect water toward the house. These aren’t major construction mistakes, but over time they can contribute to excess moisture around the foundation.

Improving drainage outside the home is often one of the most effective ways to reduce water problems inside the basement.

Gutters and Downspouts

Roof water is another issue we see on a regular basis. Every time it rains, your roof sheds hundreds of gallons of water. If gutters are clogged or downspouts discharge only a few feet from the house, that water repeatedly saturates the soil surrounding the foundation.

Many homeowners are surprised to learn how much of an impact properly functioning gutters and correctly extended downspouts can have. While they don’t solve every basement leak, they’re one of the easiest ways to reduce unnecessary water around your home’s foundation.

Foundation Cracks

Foundation cracks are one of the most obvious signs homeowners notice, but they aren’t always the actual cause of the problem. Some cracks develop from normal concrete shrinkage or minor settlement and never allow water inside. Others become entry points once hydrostatic pressure builds outside the foundation.

During our inspections, we focus on understanding why the crack formed rather than simply sealing it. If settlement, soil movement, or water pressure caused the crack, addressing the underlying issue is just as important as repairing the crack itself.

Aging Waterproofing Systems

Many homes throughout South Bend, Mishawaka, Elkhart, Plymouth, and surrounding communities were built decades ago using waterproofing systems that have simply reached the end of their service life.

Drain tile systems can become clogged with sediment, foundation coatings deteriorate over time, and older sump pumps eventually wear out or struggle to keep up during heavy rainfall.

One thing we’ve noticed over the years is that many homeowners don’t experience their first basement leak because something suddenly failed. Instead, the original waterproofing system has gradually become less effective until it can no longer handle the amount of groundwater surrounding the home.
